Frequently Asked Questions
Some of the questions we hear most often are below. Please make contact so we can help with specifics.
Email us at [email protected], or see the switchboard below to direct your message.
How long has the company been around?
The company was founded in 2007 in Melbourne’s inner city suburb of Carlton. The Secret Agent team comprises decades of hands-on real estate experience.
Should we obtain finance before meeting you?
Feel free to make contact with Secret Agent at any point before or after obtaining finance pre approval. If you are buying without any finance requirements, we recommend making contact at your earliest convenience.
Does it cost us anything to meet with you?
No. Once you decide to engage us in your property search, an engagement fee is payable, with the overall fee payable after the acquisition.
What are the values of Secret Agent?
Our number one goal is to find the right property for our clients. We value homes with a ‘good feel’ and research extensively to ensure a sound investment.
We seek out, strong, secure buildings in a broad range of styles; from clean lines, to art deco units through to large scale homes.
What are Secret Agent's rates and charges?
For the latest rates, please email [email protected] with the heading “Send me more info!”
If we don’t feel any property works from what you’ve shown us - what happens?
We discuss with you a plan of attack moving forward. It might mean that we reschedule your property search until a different part of the year, or discuss other options with regards to the styles of property or areas selected.
Do you ask me to sign any legal agreement to engage you?
We have a simple one page agreement which helps outline the arrangement between Secret Agent and yourself. No messy and complicated legal jargon, just straight to the point facts that you need to know.
How long does our agreement with Secret Agent last for?
The agreement is for 6 months exclusive search time, however this is not an indication of how long it will take! Sometimes the right property will be found and acquired within the week, but other times 6 months may not be enough. We understand the the property search needs to be customised to individual needs, and we encourage open communication with our clients. You also have the opportunity to put your service on hold. A reason for this may be that you are going on holiday or the seasonal market trends are not suited to your needs.
Do you handle multiple clients and what happens if their search converges onto my search?
We do handle multiple clients, and ‘double ups’ are a rare occurrence, however we have dealt with these kinds of situations previously. The answer here is to keep open lines of communication and notify parties of any clash.
What are the upfront fees?
Once you have decided to take advantage of our services, an initial engagement fee is payable, with the remainder being payable after acquisition.
What happens if you bid for us at auction for our selected property (acquire only service) and you are unsuccessful?
Your initial engagement fee entitles you to our services at 2 auctions. If 2 auctions are unsuccessful, you are not required to pay any further fee and we will then discuss further options with you.
How many building reports are covered in the service?
One standard visual building report is included in our Identify and Acquire service, with any additional reports being charged at a flat fee. Please contact us for more information regarding the types of building reports we offer, and the different costs involved.
